Carlton Strategic Ventures, LLC ("CSV") is Carlton Group's principal investment business. CSV makes opportunistic and value-add investments in all asset types (office, retail, multi-family, hospitality and industrial/warehouse), joint ventures or preferred equity investments.  CSV also actively invests in opportunistic first mortgage loans and B-pieces, mezzanine loans, B-notes, participation interests, distressed/sub-performing debt, and defaulted senior and subordinate loans. 

CSV was created by Carlton's Chairman, Howard L. Michaels and is co-headed by Dax Scharfstein, Managing Director and General Counsel. Michael J. Campbell, Partner in addition to, John I. Bralower, Managing Director and President of the Carlton Hospitality Group, is also on the CSV Investment Committee.

CSV has two primary areas of focus:

CSV invests its own capital as well as capital from high net worth and institutional investor clients and partners - a network of domestic and international relationships that has been developed over the last twenty years.

An example of a strategic alliance with one of CSV’s institutional partners is CSV Capital, LLC (“CSV Capital”), a newly formed joint venture between CSV and a major insurance company. CSV Capital was created to fill the void in the lending market between 65% and 85% in the capital structure in the form of mezzanine and preferred equity loans. The venture will target cash flowing properties in major markets across the country. In addition, the venture will also acquire secondary b-notes, mezzanine and preferred equity loans. Initially, the venture will be capitalized with $400 million in funding focusing primarily on floating rate and select fixed rate opportunities.

CSV's highly talented team of professionals has extensive backgrounds in real estate investment, acquisitions, finance, law, and asset management. The team oversees the acquisition, management, redevelopment, leasing, marketing, financing and sale of its projects.

Dobie Center
  • A 234,500 sf, 27-story, 975-bed Class A Student Housing Tower in Austin, TX.
  • 68,600 sf, two-story retail mall and 668-space parking garage also acquired.
  • The property is located adjacent to the University of Texas, on Guadalupe Street, the main thoroughfare.
  • Building amenities include; full service dining hall, pool and sundeck, spa, computer center, fitness center, basketball and volleyball courts, theatre room, and laundry facilities.
